The Hamptons is a development of over 600 homes in Surrey built across a 60-acre site that provides a mix of housing and green space just 10 miles from central London. The New-England style development sits in an area characterised by dense rows of Victorian and 1930s properties and provides around 40% affordable housing as part of the project. It utilises a range of green energy technologies as part of the development. A range of community assets are maintained as part of the obligations assumed by the estate company and need to be protected and secured. The client required a solution that was aligned with its wider objectives around sustainability and cost-efficiency.
Our Residential Estate Security Solution
Securus recommended a range of different CCTV, Access Control and Door Entry Systems to provide the security and access control required by the client across the enormous area of mixed parkland, community and residential space.
High Definition static CCTV cameras were installed within the main parkland open space areas and on certain buildings to monitor key spaces, entrances and exits. Those in open spaces were installed on 6 metre columns (sympathetically colour coded to blend into the attractive surroundings) with high powered PTZ (pan tilt and zoom) cameras used in strategic locations, providing the ability to cover large areas in all lighting conditions. These are all controlled from an operations centre and enable the security team to easily and quickly monitor key areas if required. The two entry roads are covered by ANPR (Automatic Number Plate Recognition) cameras. The combination of cameras provides continuity of coverage across the estate.
Communal spaces such as a gym, tennis courts, play areas and car parking have been added over the years and to support this, we recommended and installed a wireless digital network which enables high speed data to flow from the IP network cameras to the central security office.
The apartment buildings and external bike stores are all covered to ensure the security team have site-wide visibility. Securus maintain all of the Door Entry systems on the site and have integrated them with the Access Control system to provide a simple solution for residents and staff.
Within the apartment blocks, Access Control is provided through a Paxton Net2 system, covering the car park doors, entrance lobbies and bike stores, all linked to the data network installed and maintained by Securus. Central card management solution for residents provides an easy solution for controlling access and managing the issue and cancellation of cards. The same system is also deployed for the on-site gym, with independent access rights granted for registered users and a CCTV system ensuring safe use of the gym by members without the requirement for it to be permanently staffed.
The IT services on site are critical to the operation of the security system and the client retained us to install and maintain these including in the main office and business centre, linking the CCTV to Sutton Police, providing site Wi-Fi, providing email accounts for the staff and hardware support. This has also enabled us to provide an enhanced monitoring service, with swift identification and resolution of any system issues by our service and maintenance team.
Hamptons Estate Company recognised the value in our Safe Contractor Approved status and our strong partnerships with key hardware producers, enabling us to commit to the delivery of all work and ongoing maintenance to the high standards they demanded and expected.
Securus delivered, and continue to service and maintain, a large network of security and access control installations, with the associated network infrastructure required to centrally monitor them, all to the standards and budget agreed with the client. A bespoke service & maintenance contract has been developed to meet the client’s specific needs and ensure their systems continue to provide the security and access control required to manage a large development of this nature.
Securus has worked with the client for over 10 years, with additional installations delivered as the site requirements have changed. Our work is overseen directly by the estate company.
“The Hamptons has worked with Securus for well over a decade. Originally, we engaged them to install an Estate-wide CCTV system. The Estate is 30 acres of park and wetlands, with a further 30 acres of homes. To keep everything safe and secure presents a variety of challenges. The CCTV system comprises perimeter defence, including ANPR number plate recognition cameras covering the two main entrances, plus PTZ cameras on key outdoor areas – tennis courts, playground, boardwalk, etc – as well as cover for buildings, including underground car parks. More recently they have fitted Paxton Access Control to our eight apartment blocks and bike stores, as well as a video entry system. We have an annual maintenance contract with them which includes remote monitoring – helpful in reducing call-out costs.
Finally, their IT team looks after our Estate Wi-Fi system and office requirements – in addition to a connection for the CCTV system directly to Sutton Police Station.
